Professional Athlete’s Penthouse

SCOPE:   Design of a private penthouse mudroom within a new mixed-use development, including a dog washing station, flexible slatwall storage, custom millwork, FF&E specification, and full construction documentation.

This private mudroom was designed for a developer occupying the penthouse level of a new mixed-use building in East Boston. Accessed directly from a private garage, the roughly 50-square-foot space was required to accommodate a dense program — tool storage, dog toys, a washing station, a drop zone, bench seating, and general storage — within a narrow footprint with both entry doors in close proximity.

To manage circulation without sacrificing program, the space was zoned from wet to dry along its length. The dog washing station was positioned as an endcap at the far end, away from both entries, keeping the wet zone contained. A butcher block countertop with an integrated sink and penny tile backsplash anchored this area with material warmth against the industrial cabinet system.
 The primary storage wall ran along the open wall beside the private lobby entrance, where full-height slatwall backing was introduced behind a bench, open shelving, and cabinet units. The slatwall was a deliberate choice — it allows the client to reconfigure hooks, shelves, and modules over time without additional millwork.

The Moduline Pro II Series was specified throughout in a custom orange finish, paired with black open upper units. Pendant lighting with copper interiors layered with recessed downlights provided both ambient and task illumination. As a personal touch, framed portraits of the client's dogs were incorporated into the renderings — each one given a place on the wall of the entry sequence they would pass through every day. The project reached approval stage and was sold before construction.
